Its a service for an individual, group or B2B. Fees for services are discussed in advance and in private. This is discussed with process-owners and Stakeholders, in the meeting of the minds. When analyzed agreed and access it is put into writing. A “CA ie. contract agreement” with terms and etc is produced.

Costs: Can be done on a performance basis or on a Program platform ie. 12 – 24 – 36 week Program. Individually designed program, ie.Business Owner or B2B business. Lets say they need or want to improve there bottomline.(profit) Then we can do a PBC (performance based consult) Where we look-at, analyze, access the areas, profit, services, revenue-streams, etc. From our assessment we can improve or not?

Along that timeline: An NDA(non disclosure agreement) will be presented and as always its a good thing to initiate. Also, a Comparable return on investment ROI will be attached.

Over all a realistic 1 on 1 view on what is fair an achievable in the shortest amount of time with the most in profit. ‘with just the facts! So when it comes to Performance Based Consulting it is based on a measurement of where a business, group or person was and where they as a group person or entity would like to be in a stated Time-line. 90-120 to 180 to a year in the Timeline!

THE TIME LINE
If significant growth and projected goals are measured and achieved then fair exchange is rewarded. One of my exchange students and I were discussing his avenue into education and possibly going on to a higher degree and I asked him did he have and advisor. ‘No was his reply!

Growth Comes When Your Prepared
If you grow faster than you can keep up either you will be able to capitalize on that growth and prosper or you will lose your business through the growth that helped to ruin you!

A Propose 16 Unit SRO in Philadelphia County PA

I am Looking for a 60 x 60 Sq Ft lot either in the heart of Philadelphia, South, West or East Philadelphia to help settle America’s Soldiers and Veterans who may be on the Street. The New Life Gardens (NLG) is a sustainable project providing SRO (single room occupancy) A self contained unit all inclusive ‘transitional, permanent or homeless veteran housing. A Building SRO units will be located close to a main arterial, or hub. Generally, for transportation, employment, medical, or social interaction, connections. The development was designed to be close to a Park or Main Thoroughfare if possible. Preliminary, building plans have been approved and will be gathered, processed and submitted by ABBOTT AMES CARTER. Abbott Ames Carter aka: AAC, seeks property either, owned by the City or a City NGO. Housing lots up for sale 100 x 100 foot lots, or 4ea 25 x 25 sq ft lots are desired and can be a focal point for a sell.

As for other Tracts of land off such areas as; the 9th street and Roosevelt Blvd area which the City owns, has sought a development for community… There may be a possibility that 4 Unit condo’s, houses, could be built along with several units on the boundaries for SRO units. Clearly, this is another useful idea, or maybe the city has found and developed a PUD(Plan Urban Development) that may work for the long term. Clearly, a school and park with shops surrounding the boundaries may be an idea worth exploring… However, for AAC to take on the 32 acres would be above our grade level. SRO housing contains units for occupancy by one person. These units may contain food preparation or sanitary facilities, or both.

The Single Room Occupancy (SRO) program is authorized by
Section 441 of the McKinney-Vento Homeless Assistance Act.

Under the program, HUD enters into Annual Contributions Contracts with public housing agencies (PHAs) in connection with the moderate rehabilitation of residential properties that, when rehabilitation is completed, will contain multiple single room dwelling units.

The various Housing Authorities (PHA Housing Authority); make Section 8 rental assistance payments to participating owners (i.e., landlords) base on a yearly contract, on behalf of homeless individuals who rent the rehabilitated dwellings.

Normally, the rental assistance payments cover the difference between a portion of the tenant’s income (normally 30%) and the unit’s rent, which must be within the fair market rent (FMR)  established by HUD.
